I currently have a single family rental, a vacant lot in a not-yet-developed-but-soon-to-be area of town, and a BRRR (that I currently live in and plan to for the next 3 years).

However, I would add that it depends on other factors, such as how you manage risk.

@Seth Deitchman Those are great goals:  Through Tax deed auctions you can certainly attain a profitable portfolio of flips/rentals if your Purchase Price is low enough to account for the rehab usually associated with Tax Deeds (as well as the other factors of course: neighborhood, market, etc). 

A HML is likely to see that as a plus, so if you factor the capital cost into the deal and it works for you -- HML might be the way to go.

I am looking to connect with current builders/developers in the Atlanta and metro areas.

I havent made too many connections just yet, looking to develop some in my area.

I recommend these cities not because of the casino but because of the new silver line extension and major development within the Seaport region. 

It will come down to your ad copy and spend time building a quality landing page since that will be the largest factor in their decision (let me know if you want some help there). 

Some people want to develop their own real estate empire, others just want financial independence. 

So if you're in effect redoing the entire kitchen, it may be worth your while especially if you factor in the long term appreciation to the property.
