As a matter of fact, i never even factored in snow removal and landscape (even thought its a small patch of lawn and some bushes. 

Every day I am driving all over CT because sellers actually get pissed at me for not getting back to them.

How do you analyze the land you want to build in, what are the most important, if not all of the factors and elements to keep in mind and research?

If not, if by percentage, you can have a paranoid tenant watching everything you do and drive you crazy.

Drive around neighborhoods looking for tired homes and then look up the owner (county websites usually have this info) to see if s/he is a landlord.  

That leads to fewer maintenance costs and longer occupancy.Each of those factors will absolutely effect the long-term performance of any property - not just a Turnkey property.Lastly, if you want to just cut straight to the chase about returns,  expect to lose 50% of your rents annually and reflect out over 10 years.  

I've been going down there for years and for me that drive from Miami to KW is one of the best drives in the country.I'm currently abroad for work but will be in FL sometime in the next few months.

I can tell you that unless the structural damage and subsequent repair is obvious, it will not be a factor in an appraisal.

There is HOA of $640, but includes water, sewer, trash, gated, and 24 security who drives around on golf carts.This one I manage and do not have property manager.
