Barry - that is why I'm looking into these areas also, I would rather not try to borrow any money, or at least not any more than my bank will extend me as a small personal line of credit for some repairs on the home. 

Most flips take longer than 3 months to complete and market, but if you're late, no worries, just extend for an additional 10% for 3 months.  

People continue to move here from outside of the state, unemployment rate is great, and they are extending public transportation routes.

A lot of life happened over the last year and I am not confident that it will be a good solution for me to live there for any extended period of time. 

I have 50k in equity in my home - and considering a cash out refinance on another 30 year loan (keeping payments about the same - extending the loan back to 30 years - and pulling out 50k in cash).

That could have been extended by another 2 weeks if the tenant didn't vacate after losing the eviction hearing, which would have accounted for the time to file a writ of possession and getting the local sheriff to come out and forcibly remove the tenant. 

What happens after someone works at it for an extended period of time and they eventually adapt to being motivated, what then?
