Absolutely.....I see more and more people wanting to wholesale then put contracts on properties with no buyers....then the contract expires and they want constant extensions.

If it comes into play, I would argue the ordinance applies to both units because no one knows what will be legal when the 5 years expires.

If you raise the rents as leases expire then I suggest doing some work to have the tenants realize that you are improving the property.

Unless there’s a strange law there, you can raise the rents when their is an expired lease and with proper notice (usually 30 days).
