Since you live in the northeast, you might want to consider an experienced Turnkey company that would keep your travel expense down while earning some money every month.Unless you have friends or family in the subject area that will be willing to help you, that may be the way to go and not too risky. 

Is anyone going back to their deals after a few years to do a retrospective review of their investment to see what their actual returns and outflows are vs what you originally estimated?

As for terms, it's pretty standard to charge 3 points and 12% interest for new investors, maybe a little less for the more experienced.

A short time later, I experienced some less than favorable events at work and decided I needed to figure Real Estate out.
