My advise to you, execute proper due diligence before biding.

I also do some stock trading which has been very hard this last year with the market.

Minimum I am looking for a minimum of $200/mo profit per unit.When we trade up the first time in year 4, the 25% is specifically coming from the sale of the 3 properties and the cash from the profits of those 3 properties. 

@SamC  I didn't know class C apts traded at 12-13% cap last year!

It's trading equity in return for solving a problem. 

It makes a difference if the originator has traded the loan on the market yet or not.

Don't feel as though I owe you any explanations but for the benefit of others who may read your rather brash and unwarranted reply it goes something like this.I started as a general contractor in 1986 doing rehabs and retrofitting on MH's and due to some of the trades I was performing on them was required to get a MH contractors license as well.

I am willing to work in trade for learning, but I need to work directly with an actual mentor...not a guru, not a coach, not someone who is going to drain my funds.Anyone?!?

@Marcus Curtis  It does look to be in overall good condition, just not very well executed.

Yeah, well....turns out I'm much more naturally a pilot by trade.
