Moving on, my Real Estate goals are as follows:Short-term: Get real estate license, and then hired into a PM firm so as to acquire practical experience as to how managing is done properly, as well as finding tenants, making deals, etc.Acquire first multi-family property, ideally a four-plex/4-unit apt.Gain experience in other types of Real Estate deals such as wholesaling and flipping to see if I take an interest in them, or am particularly good at conducting those operations.Long-term:Own and rent 1,000,000 commercial/residential multi family units.Have my own PM company for my properties, and perhaps others properties as well.I found Bigger Pockets through my real estate studies and discovering the BP podcast, and figured joining this forum is an excellent step in my real estate campaign.

How do you keep track of your rental portfolio?

I have an itch that I need scratched and am thinking of converting an Excel sheet that I use to keep track of our rental portfolio, into a really simple web application that I can share with friends. It keeps track of:Purchase Price and DateCurrent value (I estimate the values once every 1-3 months)Loan info (rate, maturity date, amortization)What I get to see as a result of these inputs:Chart of total portfolio valueUp to date LTV, which helps me make financing or sale decisions. Is there anything else you would want to see if I were to give you access to this?

I am thinking of using a monthly P&L excel I created and inputting the bulk charges (if there were three small repairs in one month, I would reference their report for that, but just put the total charge into my excel. ) or keeping my Quicken software and entering it all in there again.
