Sadly, it does not appear that our local government here in Philadelphia has done much to address this. 

For example, if I want to move from NYC to Denver, what is the fastest and most efficient way to learn the neighborhoods of Denver and surrounding areas?

I searched in Property Appraisers, property shark, and any source of information where i can find the owners current address or any type of contact info but all i get is that address where the house is vacant but obviously no one lives there, kinda strange but i would like to hear from experts on how you find property owners because im new to this and been trying to get my first deal under agreement to wholesale.

I have been accepting rent checks at my credit union into my account for the past several years and it has worked out well untill I got a tenant that needed evicted and he put the rent kin knowing it would bounce with nsf - long story and I will address it at a further date. 

I will be sending out a typed letter in a hand addressed invitation envelope for the next wave to the same list.

I sent out some emails and have some interest, I did not give out the address.

I manage the tenants with a separate email address and have a separate bank account for property related expenses.  

Is anyone familiar with an efficient way to determine which properties on the market for sale have no existing mortgages?  

I copy and paste pre-written responses (with tons of information to minimize questions) and reply en masse when I can, but with that number of people, it can get a little cumbersome to make sure everyone has their questions answered or personal requests addressed.
