It's always good to hear about how these "creative" methods fall apart later.

This is a place where I recommend Angie's list because if you aren't satisfied the companies listed there will fall over themselves to fix it.

"assigns" offers are a dead give away to experienced listing agents that you're wholesaling a property and there is a larger potential for escrow fall out.

These all fall under the heading of REAL ESTATE, and they all, holding property included, beat mutual funds, annuities and CDs.If someone would like to argue why real estate is a poor investment inside a retirement plan, I would like to hear their reasons.

If you breached a duty owed to them say by not locking the door etc maybe they have a claim, if they have insurance it is likely the risk falls on them not you.

Otherwise the place will have to fall into a couple of categories for it to work.  

I have an HVAC serviceman come out and inspect the AC in the Spring and Heater in the Fall.

Having been sued in a slip and fall and having title in LLC  recently I would say it is beneficial but more important is insurance at a high level.

Hi @Jim Pellerin  Thanks for the reply.I would be the tenant buyer, yes, and I understand there would be monthly payments. my credit isn't the best and am self employed so i the banks aren't falling all over themselves to loan to me.
