If you breached a duty owed to them say by not locking the door etc maybe they have a claim, if they have insurance it is likely the risk falls on them not you.

Having been sued in a slip and fall and having title in LLC  recently I would say it is beneficial but more important is insurance at a high level.

Hi @Jim Pellerin  Thanks for the reply.I would be the tenant buyer, yes, and I understand there would be monthly payments. my credit isn't the best and am self employed so i the banks aren't falling all over themselves to loan to me.
