After demo, we discovered some issues such as the furnace, condensing unit, and some ductwork had to be replaced (roughly 6k).

Regardless of what you think of Zillow - they are certainly not secretive with the accuracy or explanation of their Zestimate algorithm, and they clearly state, "the Zestimate is a good starting point as well as a historical reference, but it should not be used for pricing a home."
