Could you find a more creative solution such as asking Dunkin Donuts if you could purchase their remaining donuts at the end of the day (at a steep discount of course) -- talk to a local shelter close by that maybe they could come pick up the donuts, take them there for the folks to eat, then talk to the people hanging out there late at night - let them know what you are doing?

You can display how serious you are to them, and if they know you, you have a better chance at a discount or lower "rate" on the seller financed note.

I would want to purchase non-performing notes at a discount and hopefully make them performing or acquire the property.

If you look around you can usually find a discount reseller locally to you that may sell building supplies.

(Not that the MLS isn't a phenomenal tool)For example, do you get properties at a discount, or are certain fees omitted because you are a real estate agent?

If they sit long enough, I can get the discounts I need to make the numbers work.

Pass the discount along to the next home buyer and let them spend the cash to make the updates they want.

The advantage I see is that you can buy distressed properties at a discount over a turn key one and remodel to your specs over somebody else's, but then again different strokes for different folks.

Ask about the $25 discount :)
