The reaction I got from delivering this news was surprise and that this person would check the account and call the bank.However, over the past 6 months, I have added up that there are over $3,000 of charges unrelated to association expenses.

Also they have delivered 2 towers in this project. 

Steve is right that most standard listing agreements state commission is due if a buyer is delivered with acceptable terms.
