I learned a ton in this process since it's my first new construction deal.

First 10 years is interest only, then after that you start paying principal/interest, but you can pay off the credit sooner and then as you pay it off you can invest in more deals once you get your other properties cash flowing to cover the debt service.

McGee I agree with @Ruben Kanya 100% As a newbie I think that you shouldnt get ahead of yourself trying to outsource tasks when you havent done a deal yet.

Head east my friend and check out real estate deals in the great state of Alabama, very low property taxes (0.40%) median home vales $200K with an average annual property tax of $800.

BUT.. his deals he stabilizes and sells right away to juice his IRR and that is just the model.

And yes, I know many of you would not do the deal as a result. 

I also suggest that the tenant install a camera that stores videos of the driveway, then when tenant has proof, you can send notice to owner next door that he is to eliminate hazards he is creating, or you will sue for damages, especially if it costs you tenants, as they can’t afford and shouldn’t have to deal with repeated damage.

Haven't seen the other two come to fruition...or if they have, I haven't found out.Demand might be really high right now, but it would likely be dominated by people trying to find someone to pay the full contributed capital for worthless positions in failed deals. 

There are deals to be found in any market.
