Thanks to all of you ...I currently use a rental company but was curious as to what of those who do their own rental and hassle with cleaning and maintenance between customer stays did.I pay 20% and my HOA is $750/ month..making it hard to make a profit

Lots of people live in small towns, I prefer it to a big city.  

I've done both and much prefer the SFH.

For me I always leverage a RE agent because I prefer not to deal with sellers directly who don’t know what they’re doing and who can potentially blow a good deal.

I am looking to buy a multifamily property and would like to know what others’ preferences are.Cole

(sellers request also, but my preference also bc nobody knew each other, the mark up/fee/my profit.

Warranty companiesThey offer a certain convenience but They can be a headacheThey can have terrible customer service/communicationThey can hire cheap helpAnd they will deny certain claims or just do temporary fixesSo why do people have them?

Hi guys,I’m looking for a condo under $50K in Houston, TX preferably with owner financing and I have 10% down at $5K My situation is unique. 

I'd prefer to just purchased this foreclosed home AS-IS and not have them Renovate it.Any suggestions on my presentation in the email, should I let them know I"m a Realtor or just initially inquire about purchasing the property without renovations?

It definitely took longer than I would have preferred but that patience really paid off.
