I'm sure after going through all of this, you will be better prepared on how to set expectations and react to tenants in the future.I have had some tenant complaints and issues early in the tenancy that caused a lot of stress and anxiety.

My complaint is when someone says A and then does B ... or become unresponsive ... or say it will take X days/weeks/months and the project ends up being 2x or 3x longer than their initial estimate.

I would then terminate the section 8 for cause... although I suspect your stuck with the section 8 until the end of the lease term.. you can file a complaint with section 8... each section 8 district is unique.. not sure how aggressive your area is.

@Lia Martinez  if this was the case all you need to do is file a complaint with the FTC and you will OWN THE BANK.. and trustee CANNOT sell a property unless they have PROOF that proper notices were served etc etc.. something is off here... but any way..

That ensures one of them could leave and the remaining two can still easily afford the rent.None of this addresses the other issues common with multiple unrelated occupants like noise and parking complaints, excess wear-and-tear, etc.

This is her 1st year renting from us.She has paid rent late 1 (and we had to email her 2 times and threaten eviction), had her sister stay in the unit w/o being on the lease (a lease violation and we confronted her and now sister is applying) and had at least 5 times noise complaints from other renters.Should I renew this renter's lease?
