I finally have my first property under contract.

I just got my offer accepted on a property in New York and in the contract it asks that I pay the entire down payment directly to the lawyer (not to escrow).

@Austin Damon refer her to a good realtor with the understanding that said realtor will only be helping the seller find a new home or rental, not putting the seller's property under contract.

Skin" in the game is putting up money.In Indiana, net listings are legal as long as the contract shows the maximum commission.The problem will always come down to if the original list price was accurate.If your broker took in 10%-20% like a wholesaler, would you agree to that up front?
