I believe this is more so because of the companies not so much the consumer preference. 

Consumers use these sites to see what's available and what their money can buy.

Also, getting consumer loans shouldn't be a problem as I excellent credit, decent income,large 401K, etc.

I don’t want to go through the courthouse because it’s time consuming.

My rational is that the depreciation would be totally worth holding on to this property and see if I can increase rent in the next five years to create some really healthy cash flow.

Depending on your area this may be difficult and time-consuming. 

Some of the strategies proposed to me are somewhat time consuming but hey, I am not a full time REI yet.
