I completely understand that it's hard to put every single detail in an offering document as it can end up being several hundred pages, but I have seen some sponsors who provide those types of extensive and comprehensive details (and in my experience they are very good sponsors as they have thought everything through for the investor up front). 

But only until April 15, 2022  (or October if you file an extension). 

Now, if you watch the FFR over the last half century, you see that the Federal Reserve has constantly targeted and worked to achieve a lower and lower FFR in order to make it easier for banks and by extension businesses to borrow.  

Originally our plan was to flip but after running numbers with our GC and his extensive experience in new development we decided to go this route.When we initially began planning and offered on the lot, states were beginning to reopen and it seemed the “new normal” would bring us somewhat closer to pre-covid.

If you have a hard money lender and your time is up, ask for an extension and explain the story to them. it’s nearly impossible to force someone to buy something if they don’t want to close, and if you sue them you will spend lots of money and even more time.

During the Advance Period (including any extension thereof), your minimum monthly payment will be thegreater of $100.00 or the accrued finance charge, plus any fees and amounts past due, rounded up to the nearest$0.01."

I have extensive owner/operator experience.

The appreciation play is never certain, but it is not a gamble on hope, it is based on extensive statistical analysis of future expansion developments and years of data tracking solid growth.  

We are closing on our first rental in PA in a few weeks and are concerned given the notice of yet another extension today.

What do you all think... any chance we get another extension?
