Area analysis and research on local developments are definitely great indictors ( I like to read their county's comprehensive plan or look at what their local economic development companies are doing).

There are a lot of great tools out there you can use to screen but I would suggest a platform that helps with not only listing the property (publishing it to 10+ other listing sites) but also comprehensive tenant screening which includes a nationwide criminal background check, credit check, eviction history check, and requires references for prior tenancy.

Has anyone found/created a proven single comprehensive "tried-and-true" list of questions and/or checklist that has worked for you to go over with the seller before deciding to negotiate a deal for their property?
