Short term market is lucrative but also very competitive.

So I have less competition.

The harder it is to get the less likely you'll face much competition there.

Plus you would need to lower your rent to be competitive in the marketplace as every single unit (thousands I have seen) includes water in the rent. 

So any alternative you see will look competitively priced.The other program is endorsed by the association as the association gets a % bonus from the business written through thier members.  

When starting out using the BRRRR strategy, how do you efficiently evaluate a property fast enough (using the 70% rule of course) to make a winning offer before the competition?

Its also a good time to look at rent prices and determine if I can raise my rent and still be competitive.

I would think outlier little counties could be a nice place to do this were you don't have all the competition and there are not thousands of properties to check out.

Which as you can imagine are NOT going to be the best deals.So you may consider using Hard Money and then refinancing into a conventional loan if you want to stay competitive with other CASH Buyers in a HOT market.
