Any CMS or other type of web design will still have to be hosted somewhere.Often, website hosting companies also offer website building services, but understand that they are different things... those packages are often ridiculously priced (yes GoDaddy, I'm talking to you).

Being a landlord mean being thick skinned, being able to be objective, and to some degree having to be 'the bad guy" sometimes - not everyone is comfortable taking on these roles - best of luck to you - I'm looking forward to seeing how all of this turns out.

If you have 2 identical homes, one renting for $500 and the other $1000, replacing the roof is going to cost the same it won't be cheaper for the lower rent home.If the buy, live in, fix-up, then rent out works for you and you are comfortable with that strategy why not stick with it. 

A few cheap throw rugs make it comfortable for the tenant in our few weeks of winter, and the concrete is nice and cool during our 11 1/2 warm months. :-)When you are ready to sell the property, consider all the other options.
