You can also offer to lease with an option to buy to tie up the property until you are ready to purchase. 

Using a HELOC, could also work if you plan on paying it off quickly through a delayed purchase refinance on the new property.

The refinance is especially important if you build enough equity to get rid of the PMI (20%).

Simple answer, get 10- 15k NET coming in, just do the math.
