I graduated in 2001 and continued to be in the healthcare field until now. 16 years later, after several times in attempting to get my BS degree, after having 3 children, I did not finish.

Their children should not be homeless and living on the streets because of a scammer. 

After all, if you've paid in for what may be years but then die, your spouse or children or other may be out of a house and the funds would be down the drain (from your estates perspective).If you google Contract for Deed New Jersey, you'll find lots of references and explanations along with several folks that offer a suite of applicable documents. 

In both of these cases the home was owned by the children of an elderly parent/s who had passed away.

If you set criteria standards and rents are in market,, I'd prefer a 1 br building more than 2br.. less traffic, not as likely children,,, tenants seemed to stay average 2 - 3 years while I was there.

The interested family is a couple (not married) w/ 2 children and 2 dogs.

We are finally to the point where we can start providing for our own dreams and goals instead of those of our young adult children!

Tenants are alleging that the home is still uninhabitable and dangerous to their children and want to pursue me for lodging and maybe property damage.

I spoke w/ them last night and discovered that they have 2 adults and 3 children (ages 8, 4, and 1) and 2 dogs living in a 2bd 1 ba.... their existing lease didn't specify the dog breed... but she answered honestly and told me that one was an American Stafford pit bull (terrier)... i.e. it's not a dangerous dog, but comes from the pit bull blood line and insurance companies still ban it, so I told her this would be a problem.  

Tenants are not children and must be held responsible for their negligence.
