The landlord may make a deduction from the tenant’s security deposit to repair a defect or correct a condition: that was identified in the inspection statement and that the tenant did not repair or correct; or, that occurred after the initial inspection; or that was not identified during the initial inspection due to the presence of the tenant’s possessions.

Generally speaking, you can file on the 22nd of the month (if rent is due on the 1st and the five day demand was mailed on the 16th).The court hearing is scheduled 9 days after, so depending on the number of days in the month, it's usually scheduled on one of the first couple of days of the following month.If they fail to appear, you can easily get a judgement for money due and possession the day of court.

I have never seen any rental property with keyless entry on the back patio door, but my tenant is asking for it.This is what I found out when I searched up TX requirement for rental properties-"Every rental unit in Texas should be equipped with the following security devices at the time that the tenant takes possession of the unit:One window latch on each exterior window in the dwelling;A doorknob lock or keyed deadbolt on each exterior door*;A keyless bolting device (i.e. a keyless deadbolt) on each exterior door**;A door viewer on each exterior door;A sliding door pin lock AND either a handle latch or a security bar on each exterior sliding glass door."
