But that 100k can buy you 4 properties with 25k down that will net you $200-300 per door conservatively :).You will still come out positive since money is cheap to borrow.

In this case we poured footers to put on a permanent foundation and did cinder block skirting, so we paid more for that than you will for typical skirting.By the way - cheap skirting can be a pain in the backside when it comes to yardwork.

If you just dropped $250K I'm guessing you upgraded the units significantly, so these might be in line with the overall picture.In my experience with tenants and people in general, electric heat has a stigma that it earned in the 90's when oil prices were super cheap.
