I was wondering if anyone here removed popcorn ceiling themselves.  

No one likes popcorn ceilings or patchwork.

I was told that even if I didn't draw any funds, the HELOC would count against my DTI at 50% of the ceiling. 

. :-)Unless it is a part supplied by the customer.....so if you show up with a truckload of lights, ceiling fans, toilets and faucets, sure I will install them (as per contract) but if something goes wrong with one of these materials, don't call me....even if my plumber actually did something wrong, don;t call me.Kinda like if you buy a Jeep and install a non-factory lift kit.

High ceilings make all the difference. 

It wasn't just a little rehab - put in CHA unit and all ductwork (it had window units), tore out the 4th bedroom to make it back into a carport (more desirable than extra bedroom), ripped off the walls on the enclosed porch to make it a screened porch again, all new energy star custom windows and doors (got them on a holiday sale at Home Depot so 15 % off and had a 10% off Lowe's coupon that I had HD honor and got 18 months 0% interest) and painted inside and out (Pro Plan paint at HD - another discount and same 18 months financing), new appliances (scratch and dent with 10% off and 18 mo. financing at Lowes), and new countertop and ceiling fans.  

They are 3 bed, 2 bath, 1 car garage, vaulted ceilings, etc.

I only cleaned it out by ordering dumpsters and tossed out garbage and ceiling debris.
