I would try to find a apartment complex where the average rent is lower, so around the $500-$800 mark, so if certain aspects of the market in that area go belly up, perspective tenants can still manage to occupy my units.

We then cover insurance, taxes, downtime and repairs personally, but each note will be paid in full at the 4 year mark on the nose.

We can pay off the loan prior to the 15 year mark but not sure if they charge an early payoff penalty fee.

If you looked at a lot of those properties in Cleveland you would understand why they are marked so low.

I'd rather bleed slowly than bleed out all at once but maybe that logic is flawed.I've contacted a short sale expert in my area so I'll see what they recommend.It depends on what your pain button is.
