If it was me, they are 2 months from the end of the lease (no idea how long they've been there), they gave you plenty of notice and your lease doesn't state any penalty for breaking the lease; let them move out, get it rented and move on.

This week I received my first negative review from a guest.I understand that this is part of the business, but I'm just wondering what coping mechanisms does everyone revert to when this happens?

Personally, I decided to go with the business name but it says "ask for Jeff."

Certainly open to other ideas and strategies, it would just require additional diligence from my end given my level of comfort and expertise would be lacking in other areas.

The home backs up to a busy road and I think $500k is a realistic hard cap on pricing for quite a while.
