What a buyer is willing to pay becomes more of the guide.Now, in reality, if an appraiser really loves the view but can't justify that value, they may make other adjustments in their opinion that could influence the value of that view, but that too is within appraisal guidelines and percentage limits of value.

The middle class young couples buying homes here are, from an underwriting standpoint, "qualified", but in reality, they are borrowed to the hilt, and if anything goes wrong (AC replacement, plumbing, electric) they are 1 step away from default.
