Prices went up a ton since the crash even more than L.A I remember houses even under $50k or so that weren’t in that bad shape .

From what I've seen, most out-of-state investors who struggle with turnkey struggle because either 1) the properties are in a bad area or 2) the management is poor.

The seller promptly fired back and claimed the following:I had breached the contract by “acting in bad faith” when I contacted Pizza Hut without his permission. 

If she is a good tenant and you want to keep her then try and work with her.If she is a bad tenant and you were looking to have her removed soon anyways, then this could be your opportunity.

All in all, the 1031 still isn't a bad tool. 

Best is to research an area before investing in it otherwise you are putting yourself at high risk and you don't want to make mistakes at the start of your investing journey that will leave you with a bad taste of real estate investing.
