The property was listed for $250k, but sold for $70k less....so in this instance an offer $70k lower would be perfectly reasonable, as would have been even a lower number to finally arrive at that sales price.Lets say though a property priced the same at $250k is underpriced to draw in 5 or 10 offers, and is expected to sell for $50k over the list price.

How are they arriving at value?

I want to arrive on Friday and probably leave (check-out) on Sunday.

How did you arrive at that $158K, with comps, the first assumption is that the valuation is correct, I'd question that if you are new to RE, it's not an averaging process.

Not sure if this is the right forum for this question, but...If FEMA uses a Florida MHP to house displaced people by placing a FEMA mobile on an empty lot, what are the controlling rules & regs for community behavior for the new arrivals?

It's important to know how we arrive at the numbers, but with experience, you can look at a SFD and know if it's a good deal without ever punching a button on your calculator!

Did you arrive at this number by factoring in property taxes, insurance, vacancy, maintenance, and management, or did you just assume it would be 33% of income?

Do you have a source for containers, a yard to work on them and a way to unload them when they arrive?
