I have read mixed reviews about this and as this would be my first deal in multifamily I thought it would be helpful to have someone who is looking out for me more.  

Title says it all... this is in my personal residence but I’ve found BP to be a more credible source for answers than searching the web.After 2 or 3 showers the water gets cool/lukewarm, not freezing and will stay that way, can usually get away with a shower in the morning and one at night without problems but if it’s the kids in the tub and a shower that pretty much uses it up.Typical usage, nothing too long, any help?

There's the CVREIA that attracts mostly newbies, and a few seasoned presenters. 

The two biggest sources of information/inspiration have been Bigger Pockets (BP) and a financial blog called Mr Money Mustache (MMM).

Is this legitimate, or is this a scam and a waste of time?

Especially when you have a wife and a 7 months kid.

The area is upcoming and near to subways, buses, stores and a major hospital.

I bought a condo and a house last year and I waited til they were seasoned.

He has more construction experience and a good amount of capital and I was willing to live in the property (that's what I brought to the table).

We are seriously considering doing away with the pool since it is such a liability and a money eater.
