I am always amazed that if you are serious about real estate investing, you do not have a Business Card for contact information.  

Add in the number of 2nd lien investors who are moving to the "dark side" of 1st's and you be amazed.  2nd's are currently way overpriced due to the lack of inventory and increased demand.

It's amazing how contracts mean nothing to them...You may be allowed to continue charging them rent through the expiration date whether they live there or not as long as you make reasonable efforts to find a new tenant.  

In Louisville, I have yet to meet a closing attorney or title company that has not been amazing to work with.

If I can literally go downtown to the courthouse for free, that would be amazing and perfect! 

The property is quite good in terms of all the research I put into it so once I take a look at everything, I realize that I would probably not be in the top of the list of ideal offers but it was an amazing experience to go through the process.

What I think is amazing is how quickly you went from 7,000 to 10,000.

I am constantly amazed at the power investors give up to their property managers.
