You used to be able to do a reverse 1031 to solve the issue for a CONTRACT on the target property, but will have to align the closings to fit all the 1031 windows for the target INVESTMENT property CLOSING.

Bump up to $25-30 sq feet for medium to high quality components, and $40 + for more luxury markets. ( I believe it was National stats, which can vary greatly state to state) I would imagine now it's likely DOUBLE those figures above, so a 1,400 sq foot home here in Texas to be mostly gutted could be 1,400 x $40 = 56,000.
