I'm looking at a short sale that's $335,000 and it's after repair value would be pushing $400,000.  

We haven’t filed personal taxes as our accountant extended after an accident so have no “income” shown through taxes.

I contested it after that date last year and was able to get it reduced by sending them a few comps of properties in the area, but I would have gotten a larger reduction if I called earlier. 

When my amendment was ignored after its expiration after 4 business days, I filed a dispute with my financial institution to recoup my course fees.

I am after many properties across the USA,  I am in need of someone to help with the Second's. 

What recourse do I have to force out the tenant ASAP after the end of the lease with the non-renewal notice?

Update: After consulting with an attorney and lender we were able to form a TIC and each contribute 50%.

I don't really expect the property to cash flow, I realize that it's an expensive place to operate a STR and that on-island management is necessary by Hawaii law, but I'd like to be able to cover most of my mortgage and expenses after putting 30-40% down.

We had a guess try to extort us for a free stay at our Airbnb. They effectively said they would leave a bad review if we didn't fully refund their stay. When we didn't offer them money back and they left a bad review....

In its current condition, I believe it would appraise for 160-170 and after updating the house cosmetically, probably  180 or more if I had to guess.
