Again, PT is the one that voluntarily mentioned that he/she is getting the divorce and he/she also stated that he/she is the co-signer on the soon to be ex wifes/husbands mortgage (which has shown on prospective tenants credit report) but the soon to be ex is the one that currently  pays the mortgage AND WILL CONTINUE TO PAY MORTGAGE.

That being said, these will also have the strictest underwrites, including credit, DTI, and asset requirements.

There is about $10-15k of rehab work and it would be nice to capitalize on rewards while building credit. 

As OP said, hard to find umbrella that will cover STR papered insurance unless I find a carrier that writes it under my name personally and names the LLC as an additional insured (I own my properties under LLCs).  

Regarding Jonathan's point, it's crucial to evaluate the cost of these additions and calculate how long it will take to recover that investment.I'm a bit unclear about your living arrangements.

Additionally, so far the economy has shown pretty strong resilience, with historically low unemployment rates.

The buyer can decide how to use the additional space.
