Over the past two years between rentals and flips I have bought and sold over 30 properties and I keep asking myself should I get my real estate license again solely for the purpose of handling my own transactions and having my own access to the MLS?

*search this site using key word "house hack"5-why wouldn't you pull the equity from your house ( or leverage your house) and just by a rental property(paid off in 15 yrs by tenants, building equity for further acquisitions, future appreciation AND sale ) where the numbers will give you a specific profit, and you can retain your anonymity and personal space as a LL?

I highly doubt you can get the basement turned into a livable space.

Looking for someone who has access to a Skip- Trace site, that will do a little research for.me.

Most experienced bankers would be very hesitant to give large loans to novice investors anyway, especially in the commercial space.

I'd also wonder what the costs were estimated to install things like insulation, kitchenette, removing/adding doors, etc would cost and how fast you could make up the initial investment in rents.Then of course you'd have to consider if your family will be able to handle giving up the storage space LOL

I have access to some capital outside this deal, but anything over about $3k would have to be borrowed through home equity on my own home. 

@Russell Brazil My initial intention was to occupy the space and make it my permanent residence, however my fathers health deteriorated shortly after I made the purchase, which is why I made the decision to stay with my parents and try and rent the apartment out, rather then sell and take a loss.

In the apartment space, it is common to charge more if a tenant goes month-to-month.     

I personally hold more money in cash as reserves for all my properties than i ever did before investing, so while i have a lot of net worth tied up in real estate the actual cash I have access to is actually higher.
