I put my place up for sell thinking with that type of down payment I could easily get at least a two family in this market but I really should have done my research.I've seen people mention that investors are able to purchase with as little as 3% down but does that apply to a market like New York?

So instead of within 30 minutes of New York City it might be an hour or an hour and a half from New York City. keep in mind the five thousand a month is money that I was previously putting towards my Investment Portfolio every month.

I flip fire-damaged properties and own a fire damage restoration company.

Clean out dryer vent and add grated cover to dryer exhaust at side of garage5) Repair water heater as suggested in appliance warning on counter in kitchen: "Excessive rust in burner compartment" to restore hot water function6) Remove Shed as it appears to be sitting on the ground and is dilapidated8) Replace carpet in back bedroom due to stains9) Remove rest of exposed plywood under counters away from range and/or cover with trim to make it look finished10) Patch & paint minor drywall damage/ water spots at ceiling and at entry to enclosed porch from interior and some other minor areas

I live in New York so I can't do much with that money here.What state do you guys recommend ?
