In the process of putting a deal together for an 29 unit apartment building on my property.

My partners and I were talking with a local CU about a 20-unit property a little while back and we were quoted ~4.75%; 30-year amortization; 15-year term; rate reset every 5 years.

If the latter, could you buy a duplex and live in one unit and rent the other while still keeping your housing costs the same or lower than they are now?

If you’re for example, in a city area, and this specific location is comprised, mostly of individuals seeking one bedroom and efficiencies it would not make sense to build four bedroom units.

For your first unit, unless hiring outside management which means giving up 20% of earnings, you're going to have quite a hurdle to operate a place remotely.I don't necessarily think looking at market specific data around the country and thinking you can just dive into that market and do well makes much sense.

I have had the back unit of the duplex I just purchased to house hack listed for almost a month.

I agree with the items @David Liu mentioned but add insurance, vacancy, property management (even if self managing because it is work), misc (mostly items divided across all units (bookkeeper, LLC, umbrella coverage, tax man, office expenses, etc) as well as one off items such as utilities due to slab leak.  

Is there a certain cost per unit I can expect to pay based on the condition of the building?
