Keeping it simple by just putting into your name and getting good insurance with an umbrella policy will be best.

What makes it more marketable , aside from location, a washer dryer,  a fenced yard, and outdoor space in general.

@Clinton Jensen  I don't think anyone answered one of your questions about insurance, they're talking about an umbrella policy which provides additional coverage if someone sues you, above and beyond your normal home insurance policy. 

If you are the outdoors type and would rather be on site you could start as assistant superintendent and move to superintendent then to PM but PM is the role that parlays best into a career as a developer.

We want it to be more like a large shaded area people can use for outdoor living space.
