I also was going to let them break the lease whenever, so the $1400 could've been temporary.

Because the coronavirus (although temporary) is shutting down retail and restaurants.

It's possible that if your negligence did cause the problem, your insurance might cover the cost of temporary lodging for the tenant.

Going second/third/fourth what everyone else is saying about buying no and not waiting.I am not sure what market you are in and how it works there, but for the Jersey Shore where we manage seasonal/summer rentals, buying in late spring would be too late for booking it out during peak season. 

Hey Heather,I have a very similar thought/question to you as well, since it appears you can generally buy a newer/cheaper property at these beach locations more so then you can at say the Jersey Shore points. 

The temporary measures that are required can be a hugh expense that you dont get back. 

-Depending on the state of the bungalow you could be dealing with a fairly straightforward roof replacement and repiping to having to invest in shoring up the foundation and repairing layers of DIY fixes and shawdy craftsmanship and significant wood rot.

That won't be as conclusive, but I may be able to find something for you.IMO - Tenants are temporary problems.
