There's a 100 lb propane tank beside the house and tons of lumber but it's on racks so not rotting.

Schedule Routine Maintenance:Account for all required home maintenance items which require routine services such as termite bonds, lawn and pest services, pressure washing, HVAC servicing, septic tank pumping, etc., and work to have these items scheduled in advance.

So that is pretty easy math. repair / improvements went into their allotted categories.But the unit i lived in is the question... put into service in 2020 with back dated improvements...New carpet (2018)New water heater (2018)New oil tank (2019)Also, my second question with my current residence.... would it make a difference if i improve now, or wait til i move out?

By the end of March I will have 31 rentals and 157 storage units.If I'm able to do it in a small town of 9,000 where the average home is over $250,000 then it's possible anywhere. 

I was afraid of that, but coming to the realization the more numbers we crunch.If we do a SFH live in flip, I want to make sure it also works as a rental in case the market tanks in the next two years.I move every 3 years and cringe at all the rent we’ve thrown out the window.

Currently it is being used as storage, while the second floor tenant parks on the driveway.
