Ok here's what I'm trying to do:I used list source to create a list for 4-20 unit buildings in my desired neighborhoods.

Those ones must have gone to "the seminar" and come out guns blazing with not a lot of real world knowledge or market experience... some of them have even approached me and said they want me to write offers for them but when I ask for their funding source they can't seem to come up with one and come to find out they want to assign the contract.

That is how I source almost all of my deals.  

Are there any requirements per FHA that I occupy the house for a minimum amount of time before reselling (some sources are saying I need to occupy the home for 6 months otherwise I am in breach of the contract)?  

If either of these happens, she could lose both properties because her house is mortgaged to pay for the rental property and is her main source of income.

Preforeclosure Your only sources of information are 1) the monthly foreclosure posting, 2) the owner being foreclosed on or 3) being at the auction.

So far for us, BP has been an excellent source.

I've found that's always a great way to meet like minded investors.You may also have luck finding others here on BP or at any of the multiple national note events (Note Expo, Paper Source, Distressed Debt conference, etc) interested in a JV partnership.Best of luck.Dave
