@Mike Dymski, you may already have a title agent partner that charges you bare minimum, but that isn't the case with what I see on a daily basis when requesting Draft Prelim CDs from seller's title agents all over Florida.

Luckily, I think we just barely have room to add the required parking, so we plan to continue the build as usual, but we will have to scrap the planned outdoor space to accommodate the parking.

Here on the ground, the only actual feedback or cancelations we've gotten are actually the opposite with some bookings being lost to Hispanic travelers that are afraid of the governor's immigration policies (actual guest message), but even those I'm sure are barely a rounding error and mostly fluff in the grand scheme of things.So you have a bunch of markets acting basically exactly the same. 

Did it become super competitive and barely profitable like everything else right now?

Hopefully as I buildup my capital a little more, I can either find some great deals, or expand to different markets where rentals can cash flow better than Toronto.The ratio of rent to prices in Toronto barely make any sense.

Its likely down hill from here out... definitely want to have L&I come out and bare witness to this situation.

At a bare minimum, it should be offered in month 13.  

@Deepa Jan I too am researching properties around Jarrell.As @Pat Brown said, you can manage to just barely break even.

One reason: there's not a lot of 4 bed inventory in our market and the added cost apples to apples, of having a 4th bedroom is barely noticeable.

We have the money, barely, and don't want to go into debt (i.e. paying interest to a 3rd party for the repairs...)
