My only thought is to get some high-heat paint and just paint it black to match the rest of the fireplace.I'm sure you rehabbers come across these types of inserts all the time.

On a porch you can use any coating and color but over a house I always use Cool/R in Solar White as it prevents over 90% of the sun's heat from getting into the house.

Small town has less than 1% vacancy rate, most buildings have a 2-3 year wait list.Minuses: Windows are very old, but well maintained and 3 of 4 tenants pay heat and hydro so replacing them would not be a large saving to me to have new windows put in.We would be putting 20% down at 2.84% over 30 years.

I recently acquired a 4 family home and was trying to determine what kinda of capital improvements I can do to the property short term that can add value to the home as well as justify a higher rent price.I've looked at every apartment listing in a quarter mile and have determined that the main thing they all have in common is a dish washer (which I'm ok with installing) and a Airconditioning unit.Now the apartments all have a separate central heat system and ducts.
