ask him at what age does he want to retire, or is he the work til he drops type of guy.2. trying to pay for, rehab & manage/maintain properties as a husband & wife team is exponentially more difficult when you have little ones running around.

Situation:There is a home in my neighborhood that has been unoccupied for approx 7-8 years but has been maintained (landscaping, taxes paid, etc) minimally and so is not noticeably so.

My car insurance would pay but I have a $500 deductible which I really dont feel like paying because this wouldnt have happened if the property would be properly maintained. 

These data points are key in maintaining realistic and understandable valuation for the real estate market.

Most of my properties are well maintained and on the upper echelon of rentals in the area so that usually creates more competition and a sense of urgency so they can ‘ get it before the other guy does’.

Obviously well-maintained properties will be a lot easier to keep occupied.

FYI, they are not planning to... but will instead focus on maintaining a mobile friendly website.

Not saying I have a lot but what i have I buy nice and maintain such as my car.

A happy tenant is more likely to take care of your property than one you don't check in on or maintain.
