Renovation The plan was to gut and rebuild the kitchen and bathrooms, replace/refinish all of the flooring, replace all of the lighting, repaint, complete extensive landscaping and other odds and ends.

I have had a few properties (in lending) with the in-law quarters, usually a nice add as they are in demand.I'd say, now that I think of it, that if one has a large finished basement with bedrooms down, adding that efficiency kitchen would be an excellent improvement as they came in higher here than the cost of putting in some cabinets, a spot for a stove a fridge.

Rooms with tile, you're out of excuses, they may paw the kitchen cabinets.

I am starting to see more and more kitchen remodel where the kitchen wall receptacles are turned 90 degrees, sideways, as in a "Landscape" versus a "Portrait" orientation.I believe this is more convenient? 

The kitchen and family rooms will open out onto a 30'x15' patio that is the same level as the house floors, but about 2' higher then ground outside.   

All rooms and garage are completely empty except for food in fridge and cleaning supplies in kitchen, and in living room some bags of stuff, boxes of stuff and a suitcase.

I really thought i was getting a deal it seemed move in ready n then this...the tenant has been there 23yrs n from what i can make out i would need to put a new shower, toilet, n everything in the kitchen! 

A property with an updated kitchen and granite counters or washer/dryer will be more marketable than a property without them. 

I will be renovating the kitchen in the unit that is currently occupied by the tenant.

I would have to crawl up the front stairs of my house on my hands and knees, crawl into the kitchen, and reach up to the kitchen island to get my phone so I could call someone for help.2.
