Does interest rate play a role?

Just want to figure out if agency debt is based off of the agency or the lender specific spread.

I was looking into Gama based on the Frank Rolfe article.

Since at their core these are real estate plays. 

Financing based on lender's equity in the property is much preferred. 

For instance, we'll usually go fro 75% of the cost plus rehab budget for a "newbie" to 90% for someone more experienced.

One property did at least provide reasons why they were selling the property (I had to ask, because the property's cash flow is insane based on their description). 

The no appreciation piece is critical, that doesn't sound promising but this would be a longer term play 5 year occupy, and then full investment rental.
