There simply isnt a large number of distressed home owners contrary to popular belief.

FHA is simply for an owner occupied home, it doesn’t matter how many other properties you own, it is not just for first time buyers.

Our realtor was so helpful with this deal - since hardly anyone was in the market we had a lot of leverage and we simply set a deadline for when our offer would stand and if they didn't take it we were out (they were getting minimal offers at the time).They accepted our offer and we closed May 7th of 2020.

Most appraisers are not simply going to apply a sqft * mkt value per sqft to arrive at your appraised value, and 900 sqft per 2br duplex is typical.

More simply put, you'll probably need to install a new support system to replace the wall you're tearing out.

I have been licensed since 1975  I have wholesaled I cant tell you how many properties well over 1000 that's for sure.But you have to define wholesalingMy definition is I buy them close on them  then usually do something to improve them sometimes not and then I resell them.If your definition of wholesaling is to simply make larger fee's than a normal brokerage commission ..

A) investors pay less than owner occupantsB) anyone buying a quantity of something wants to pay less than the “each price”In this market I would simply list each separately with the standard “this is part of a 1031 exchange and buyer will help coordinate the sale lingo” Any that aren’t under contract in less than 20 days are overpriced or badly marketed.

We all hope this doesn't happen again, but is there anything we as landlords can do to help protect ourselves from a new Moratorium of the future do to COVID-22 or something (God forbid...)?   

After 5 years they wanted to extend and I simply broke it to them.

They may be understanding and simply agree to terminate the agreement, just be sure you document all of this with them in writing if they agree.
