hi,    I am looking at an investment in East Washington neighborhood in East point GA.

Need to find flood insurance for a 4-Plex apartment building in Georgia.  

I got a lead to a very motivated seller in Atlanta, Georgia.

They live in GA during the winter and PA(where home really is) in the summer.We hit it off and spoke for an hour and a half and he then asked me if I would be willing to market his home while they are in PA for the summer(they leave in April) and keep an eye on it.

At the same time, I'm looking everywhere trying to find that one deal to dive into.I came across a home in Lithonia, Georgia listed at $55,000.

It only has 10 units rented, I hope to post an update in a few months in the Successes Forum on this one, fingers tightly crossed.And finally, just yesterday I went tri-state with a SFR in Macon, GA that a fellow investor needed to offload his books as long as I took care of the $2,335 back taxes.  

I started years ago Out-of-States, IN, IL, GA because of ROI were and still are more interestings... between 20 and 100% depends on how you structure the deal and got lists every months, 800-1200 houses from REO's, before and below the auction price!!!
